857 rental units, refreshed grocery store, and public spaces designed for connection
What was once a standard streetscape at 720 Broadview is set to become a hub of community life. Choice Properties is introducing two new buildings – 9 and 42 storeys – that will bring 857 rental units, a refreshed grocery store, and an enhanced public realm to one of Toronto’s most walkable neighbourhoods.

Reimagining a
Corner of the City
A refreshed 24,638 sq. ft. grocery store anchors the project, providing an upgraded shopping experience for residents and neighbours alike. Fronting Broadview Avenue, the new 3,584 sq. ft. privately owned, publicly accessible space (POPS) creates an inviting ground-level environment for gatherings, outdoor seating, and community interaction.
Designing for People and Place
The development integrates ESG and placemaking principles:
• Housing in a transit-oriented location encourages walkability and reduces reliance on cars.
• Streetscape improvements and a new mid-block signalized crossing enhance pedestrian safety and connectivity.
• Phased construction ensures the grocery store remains operational, supporting residents’ daily routines while the first phase is completed.
Impact on the Community
By combining modern housing, retail, and public space, 720 Broadview strengthens social cohesion, encourages active lifestyles and delivers long-term economic and environmental value, creating a true model of people-focused, ESG-conscious urban development.
