The aggregate purchase price for the portfolio was approximately <span class=\"xn-money\">$211.9 million<\/span>, excluding transaction costs.<\/p>\n<p align=\"justify\"><b>Highlights of Acquired Portfolio<\/b><\/p>\n<ul>\n<li><b>Expands portfolio <\/b>by approximately 1.3 million square feet (\u00ab\u00a0sq. ft.\u00a0\u00bb) of Gross Leasable Area (\u00ab\u00a0GLA\u00a0\u00bb), with an occupancy rate of 98.1%;<\/li>\n<li><b>Located across <span class=\"xn-location\">Canada<\/span><\/b> and consists of 11 Loblaw bannered stand-alone supermarkets, four Loblaw-anchored retail sites with other ancillary tenants and one warehouse that is 100% leased to Loblaw;<\/li>\n<li><b>Offers potential for intensification, expansion and future redevelopment,<\/b> including the potential to develop up to 280,000 sq. ft. of incremental GLA within five years, as well as three sites with medium to long-term mixed use redevelopment opportunities; and<\/li>\n<li><b>Immediately accretive<\/b> with an estimated stabilized net operating income (\u00ab\u00a0NOI\u00a0\u00bb) of approximately <span class=\"xn-money\">$13.6 million<\/span>, representing an implied capitalization rate of 6.56%, excluding the immediately developable six acres of land acquired as part of the property in <span class=\"xn-location\">Guelph, Ontario<\/span> valued at <span class=\"xn-money\">$4.0 million<\/span>.<\/li>\n<\/ul>\n<p align=\"justify\">\n<\/p><p align=\"justify\">With the completion of this acquisition, Choice Properties\u2019 portfolio consists of 472 properties comprising 459 retail properties, 10 warehouse properties, one office complex, one industrial property and one parcel of land, totaling approximately 38.9 million sq. ft. across <span class=\"xn-location\">Canada<\/span>.<\/p>\n<p align=\"justify\">The acquisition was funded through the issuance of 10,698,143 Class B LP Units of Choice Properties Limited Partnership, which have a value of <span class=\"xn-money\">$112.2 million<\/span>, an assumption of a <span class=\"xn-money\">$3.4 million<\/span> mortgage, and the balance in cash. With the completion of this transaction, Loblaw\u2019s and George Weston Limited\u2019s effective ownership interests in the Trust are 83.0% and 5.3%, respectively.<\/p>\n<p><b>Portfolio Summary<\/b><\/p>\n<p>The acquired portfolio comprises approximately 1.3 million sq. ft. of GLA across <span class=\"xn-location\">Canada<\/span> with an average building age of 22 years, which is slightly older than the 16 year average age of the Trust\u2019s existing portfolio.
