The aggregate purchase price for the portfolio was approximately <span class=\"xn-money\">$200 million<\/span>, excluding transaction costs.<\/p>\n<p align=\"justify\"><b>Highlights of Acquired Portfolio:<\/b><\/p>\n<ul>\n<li><b>Expands portfolio <\/b>by more than 1.2 million square feet (\u00ab\u00a0sq. ft.\u00a0\u00bb) of Gross Leasable Area (\u00ab\u00a0GLA\u00a0\u00bb), with an occupancy rate of 97.9%;<\/li>\n<li><b>Located across <span class=\"xn-location\">Canada<\/span><\/b> and consists of 14 Loblaw bannered stand-alone supermarkets and 6 Loblaw-anchored retail sites with other ancillary tenants;<\/li>\n<li><b>Offers potential for intensification and future re-development,<\/b> including the potential to develop 20,000 to 40,000 sq. ft. of incremental GLA within five years; and<\/li>\n<li><b>Immediately accretive<\/b> with an estimated stabilized net operating income (\u00ab\u00a0NOI\u00a0\u00bb) of approximately <span class=\"xn-money\">$13 million<\/span>, representing an overall year-one capitalization rate of 6.50%.<\/li>\n<\/ul>\n<p align=\"justify\">\u00ab\u00a0We are pleased to announce the accretive acquisition of a portfolio of high-quality, retail properties that are located across <span class=\"xn-location\">Canada<\/span> and provide the potential for future site intensification and rental growth. The acquisition of these properties represents a key component of our growth strategy and is a strong fit with our existing portfolio,\u00a0\u00bb said <span class=\"xn-person\">John Morrison<\/span>, President and Chief Executive Officer, Choice Properties. \u00ab\u00a0We remain focused on driving growth and creating value through development, acquisitions and active management.\u00a0\u00bb<\/p>\n<p align=\"justify\">With the completion of this acquisition, Choice Properties\u2019 portfolio consists of 456 properties comprising 444 retail properties, nine warehouse properties, one office complex, one industrial property and one parcel of land, totaling approximately 37.6 million square feet across <span class=\"xn-location\">Canada<\/span>.<\/p>\n<p align=\"justify\">The acquisition was funded through the issuance of 11,259,208 Class B LP Units of Choice Properties Limited Partnership, which has a total dollar value of <span class=\"xn-money\">$119.6 million<\/span> and the balance was settled in cash. Class B LP Units of Choice Properties Limited Partnership are exchangeable into, and economically equivalent to, units of the Trust. With the completion of this transaction Loblaw\u2019s and <span class=\"xn-person\">George Weston<\/span> Limited\u2019s effective ownership interests in the Trust are 82.6% and 5.4%, respectively.<\/p>\n<p><b>Portfolio Summary:<\/b><\/p>\n<p>The portfolio comprises 1.2 million sq. ft. of GLA across <span class=\"xn-location\">Canada<\/span> with an average building age of 16 years, in line with the average age of the Trust\u2019s existing portfolio.  As principal tenant, Loblaw represents 89.3% of total GLA with a lease term of 15 years for all Loblaw food stores.
